Thanks so much for the Grantee tip!


Still trying to use the new online input forms.  Dare I admit that I'm a
mac user!!!

So far, I feel it necessary to comment on the layout of the forms.  I'm
just addressing the residential form for now.

1.  Need more space for address # -   i.e.   78-6712  A lot of Kona
address have more than 6 spaces.

2.  Comments on some of the Buttons:
a.  1st assumable

b.  fee available

I would like to comment once again about the SubAgency button.  As it

Hi La Vern.
I agree that the subagency default should be "no"
Of course it could be argued by an attorney that with the default being "no"
.... you did not really think about it and acted as if  wanted subagents

Whereas if you have to think about changing the default from yes to no then
there was thought and intent applied to the issue.

So what were the makers of this form intending? Did they give it any
thought?

Dammed if we do and dammed if we don't.

Why should sold agent be a required field prior to closing?

I do not object to disclosing this at closing. But it could be against my
Seller client's best interests for this to be revealed and known to other
agents if something were to fall out of escrow.

I think that we should move these talks to a newsgroup.  All of these
messages are beginning to annoy me.  I do feel that there is valuable
information that is being shared; I just don't think that I want to see a
bombardment of HISTalk messages along with all of the other un-solicited
mail that comes into my inbox.  I don't particularly enjoy filing my
messages; I just delete, delete, and delete spam.  I feel that if there is
to be an on-going discussion, one should have the option of participating
or check in on the newsgroup once in awhile to see what is going on.  So,
start a BB or a newsgroup or chat line, but leave my in-box for business -

1.  I tried the request search under owner Grantee & this
brought up every tmk that owner had been involved,
including all sold @ prior years and now own. This is
neat,  as owner* only gave only presently own.

Tito:  I disagree with you.  I have myself learned several things in a very
short time I am now using and hope I have helped someone else.  If these
were to go to some kind of chat thing - I don't know how to do that and
probably wouldn't check.  That would be to my disadvantage.

One of the best things about living on a such a great small Island is the
people - helping people here.  This is just one more example of how we all
get along.  If you don't want to participate - delete, delete, delete
without reading and get on to all those clients you have.  That won't take
that much of your time.

Linda:  Mahalo.  I wanted to know how to do that also.  I'm going to give it
a shot today.

Aloha HI-Stalk,

To Brian, Liz, and everyone else, have you considered adding a special
term to your DROA contracts regarding NON-DISCLOSURE of sale price &
terms to any other parties prior to close of escrow? This would ensure
that the parties to an offer would be legally bound to keep price
accepted and terms confidential until closing. It is not enough just
to simply not list their ID when you change to C or U status. I know of
a case recently where one deal fell out of escrow, and I feel the other
buyer's agent shared information with the new buyer's agent, and guess
what--yup, the new contract was for the same low amount! Would a
NON-Disclosure provision have saved the seller some money? Good chance
of it.

| they do not come with Telnet (necessary for accessing
| REsearch) and the Microsoft Internet Explorer program
| is very limited - it has version 3.0 for the desktop.

| 4.01 or higher, the subscriber services would be
| ABLE to be on them. We would have to create a special
| interface to fit the smaller format.

I have Virtual PC, Windows 98, and Internet Explorer running on a
Powerbook G3 portable at work and a G3 tower at home.
If you have it installed properly, with your modem selected (under
Virtual PC preferences) and then following the Windows wizard set-up
it should work.
Suggest you call sometime and I can open up the settings on one of the
computers and compare with you. Don't think it can be solved in email
messages.
My home number is 883-0280 and work numer is 885-6688.

Is the agent sold id that is required when we move status from "A" to C or U
available to all members or is it confidential to the listing office until
the move the status to Sold?
If it is confidential, then it is just a matter of when you put the selling
agent id in, sooner (when it goes into escrow) or later (after closing).
I think if it is required before closing, it should be confidential

I feel that I now have the best of all worlds. John Reilly's Hawaii
Talk, Saul Klein's RealTalk and now HISTalk.
So, I have John R. to talk to about the real and dangerous work of
Hawaii Real Estate practices and RealTalk to find out how very far
behind the other 49 are behind Hawaii in Real Estate Agency - just to
name one thing!! and HISTalk to discuss the nuts and bolts of doing
business via the MLS system.
The MLS is the lifeline of our business and I don't even care about
divulging my age!!! I started real estate in Kona when there wasn't a
MLS system. Ye Gads! Also, there were only two hotels in Kailua-Kona.
The old King Kam and the venerable Kona Inn.
Regardless, the wonderful place where I live is getting better and
better and so is our MLS!

On-line rosters are included in the next version of WebREsearch which is
scheduled to be loaded within the next week or so. You will be given
several days' notice of the new software being loaded because you may be
asked to accept new software the first time you use the new version. Just
keep clicking "yes" until WebREsearch opens.

| going to be slower than a text-only system. Delivery of
| information over a phone line depends upon the amount of
| material that can be sent to you at one time.

| If you are still using a 28.8K modem, you may find
| delivery of data slow. Amazingly, we still have members
| using a 9600K printer terminal to sell millions of
| dollars in real estate every year.
|
| Things you can do to speed up your response time:
|
| 1. Upgrade your modem to 56K, or - better yet - upgrade
| to ADSL service which increases the transmission speeds
| from 56K to a minimum of 256K. This will also increase
| your enjoyment of the internet as a whole because ALL
| search results will show faster.
|
| 2. Upgrade your computer to a pentium-class chip or its
| equivalent.
|
| 3. Limit the scope of your search. The smaller the pool
| of responses, the faster the results will be returned to
| you. This is true in REsearch also.
|
| 4. Ask for results without photos until you have
| determined which properties are of interest. Use your
| CD to pull pictures locally rather than over the phone
| line. To do this, be sure to place your WebREsearch
| photo CD in the CD-Rom drive BEFORE logging in to
| WebREsearch.
|
| 5. Ask the phone company to "clean" your lines and make
| sure you're connected through the best switch possible.

Try using text to do your research. Then when you know what you are going
to show, go to WebResearch and the photos for the "pretty" printouts for your
clients.

I agree with Ed & Karen Bail. The time it takes for our system just "boot
up" is way too long. It costs money when you are sitting on the phone long
distance with a client who wants information about a property now and you
need to continue to tell them you are waiting. Sometimes our clients want
action now!
Eliminate your "commercials" for the "you as agents can pay more money to
speed up the processes" on your new rolling message board. I'm sure that
slows the boot up process. Use THIS forum to give us messages like "check
your listings". Don't hang us out there when we need info now.
It is also frustrating when you enter a TMK # requesting information only to
get erroneous messages that "no properties match your request". How can we
have a tmk # for a property, requesting tmk information and it doesn't exist
until you tell it again?

Subject: WebREsearch Photo CD
The WebREsearch photo CDs are distributed monthly. There are two ways to
use the photo CDs. The first and most common use is with WebREsearch. The
CD must be in the CD-Rom drive before you enter your username and password.
Otherwise, WebREsearch will not look to the CD-Rom and will draw the photos
across your communications link to HIS' servers.
The second way to use the photo CD is to view and/or print the photos
"manually", separate from the WebREsearch program. To do this, you'll need
to know how the photo files are stored.
First, the name of the photo file is made up of three parts.
- The first part is the mls#. It is always five digits long. If the mls#
is shorter it will be padded with leading zeros until it contains five
digits.
- The second part is a one-digit size indicator. You may ignore this digit.
- The third part is the sequence number. It is two digits long.
The 3 photos associated with mls# 917 will be in "00917301.jpg",
"00917302.jpg" and "00917303.jpg".
So you don't have to look through a single huge folder with all of the
photos (and so WebREsearch doesn't have to when displaying photos for you,)
we've divided the CD into 10 main folders, each with 10 folders of its own.
To locate the photo you are interested in, first identify the "tens-digit"
of the mls#. In my example listing, the tens-digit is "1". This will be
the first folder to look in. Then, look at the last two digits in the mls#,
and open that folder. Using mls# 917, I'd first look in folder "1", then
sub-folder "17".
The ".jpg" file may then be opened with an internet browser, a photo or
"paint" program, or the image may be imported into most word processing
software.

trying to increase its speed since inception. For fast
response time, I suggest you connect to an Asynchronous
Digital Subscriber Line (ADSL) and you'll be amazed at the
increased speed.
Internet access and response time is a function of BANDWIDTH.
Much like congested roadways. The mass of Internet traffic
is crowding the local "backbones" creating log-jams and
generally slow download-upload time during peak periods on
your standard telephone data line. Converting to ADSL

If you feel like your email is overwhelming, you can sort
it and store it without reading it.
If you're using Office 2000, open Outlook Express, Tools,
Message Rules, Mail, New. A prompt box opens, and you can
establish a rule to sort your mail by sender, by subject,
etc. You can send mail to files for later reading without
having to open or view the message itself.
If you're using an older versions of Outlook Express, open
Tools, Inbox Assistant, Add. The prompt box opens for you
to establish a new rule.
Other email programs undoubtedly have a similar tool.
By following this procedure you can automatically store the
HIStalk messages for later reading if you prefer.

I am always interested and supportive of the new and innovative
techniques that MLS Hawaii is providing us working agents.
But --------------- It is time to have a definite answer to the Mac
format that has been promised for over 5 years. This was a commitment
made over and over again by the Board of Directors of MLS Hawaii.
Now all of the other IBM Clone users can continue sleeping, while I rant
and rave. But as someone at mlshawaii (or whoever) has recently stated
- "You're paying for this service, why not use it?" I'm paying for it
all right - but I certainly can't use it.
So, I suggest another tier of payment. To all of us who are using text
only, reduce our monthly fee!!!
And don't tell me again that you have no problem using virtual pc in the
Honolulu Main Office. You obviously have decent phone lines.
So, go ahead and promote faster and faster internet access for a program
that I cannot use. Continue to train on the clones. Continue to talk
about the maps that will be up and ready soon -That I won't be able to
use either!!!!

Aloha Lin and all HIS Mail List Readers,
Thought I'd jump in here and add to Lin's very informative
and helpful information. Then if anyone else using a
different mail program did likewise, everyone would have
the information needed to quickly and efficiently manage
their incoming mail. . .
I use Eudora Pro 4.1, and it operates very much as Lin
described for the programs she discussed in her message.
The first thing to do with your e-mail program is to set up
Mailboxes, titled anyway you prefer, but so that you know
who or what is in that particular mailbox. Of course, if
you're dissatisfied with an incoming message, don't sit
around and moan about it, hit the "Delete" key. That takes
a lot less time than composing a message to complain
about the message you didn't like!
On the other hand (as my good friend JR would say), after
you set up your Mailboxes (in Eudora Pro), click on
"Special" on your Toolbar, then click on "Make Filter"
while you have the message you want to save currently on
your screen.
When you get to the Filter Dialogue Box, click on the Radio
Button you're interested in, most likely the "From" button,
then click on the Radio Button in the "Action" section of
the Dialogue Box, and click on the path you want the
incoming message automatically routed to. I direct my mail
to the Mailbox I've set up for that type of message, then
click "Create Filter".
Final step is to go back up to "Special", on your Toolbar,
and click on "Filter Messages". That action will send that
message to the Mailbox you've previously setup. All future
messages "From" that entity will automatically route
through the filter path you've just setup, and into the
proper Mailbox.
Remember too, you can setup as many mailboxes as you want,
and can also setup sub mailboxes. For Instance, when I
setup of my mailboxes, I named one of them "Technology
Information", and then clicked on "Make it a folder". Then I
made a dozen or so sub mailboxes below that. For instance,
"Top Producer Tips", "Randy Eager's Computer Camp" and
"Stephen M. Canale's Tips and Tricks".
I hope this helps some Eudora Pro users Manage their Mail
more efficiently.

I am wondering why when searching HIS.com Waikoloa homes are not listed
separately from other S. Kohala homes. There are over 1500 homes there and
they are all mixed in with Waimea. It wouldn't be so bad if there were other
identifying data like tmk or a better location description than "Island of
Hawaii, South Kohala, Hawaii". It takes too long to search properties this
way!

Thanks for the info on retrieving photos from CD! Those not online may
appreciate a printed update with the CD once in awhile or is there a reason
why the instructions cannot be right there on the CD?

Also, I hate to beat a dead horse, but I have to chime in on the "Mac
issue". We are paying the same as everyone else, but so far only get
"promises, promises"! Can you tell us how many total MLS members there are
and what percentage are mac users? Why has our voice been heard? Are there
just too few of us?

On the "Mac thing" I am speaking as an individual member, not as an MLS
director. However, there are LOTS of issues and concerns on the table
regarding our MLS and I would love to hear from any of you (Kauai, Hawaii
Island Board or Kona Board members) who would like to express an opinion.

I agree with Katherine re photos. It is very frustrating when you are
trying to determine which properties you want to show your clients,
especially when you only have a short window to show. Obviously those
listings with photos get my attention first.

Photos please.

However, when Photos@HawaiiInformation.com keep coming back as "host
unknown" I want to pull my hair out. I keep getting told it is me whether I
enter the site address manually or click on to the "contact us" site. I
have no difficulties getting them delivered to other hosts.

Is anyone else having any problems getting their photos through? If so, how
did you correct the problem?

long to appear on the screen? Some photos appear instantly,
some take minutes to load onto the screen. Am I doing

Regarding public visuals on the property search for HIS.Com
and Mike Kerr's concerns, I expressed a similar concern to
Lynn Macintosh regarding Volcano Golf & Country Club not
coming up as part of Volcano when that district showing
Volcano is clicked on. VGCC is part of Kau so was combined
with all of Kau plus that made it difficult for the agent
specialty area. She was open when I suggested the best tmk
search options for MLS to use for that clicked on area.

Come up with what will work. They seem open to reasonable
changes on that count. Maybe the Big Island needs a few
more sections and citys showing on the overall island map.
It looks large and vacant as it is now. Lets help the
consumer help our sales!

I read with interest that homes in Waikaloa and Waimea are being grouped
together and causing time to be wasted sorting out which is which...

Here in the deep south... KAU.. the same thing is happening... regarding
searching for properties... the only town mentioned on the map of Hawaii
for Kau is Na'alehu..KAU is a HUGE area.. the whole island of Oahu would
fit into KAU.. and the population is less than 6000... There are about 7
homes for sale in Naalehu.. Discovery Harbour and Mark Twain, Kiolakaa can
all happily be listed in Naalehu that's where their Post Office is and they
get their mail... BUT... KAU is a huge .. and I would like to see it
broken down a little...

My problem is that in this great immense area of Ocean View... (Most
people incorrectly just lump it altogether and call it HOVE!!.. short for
Hawaiian Ocean View Estates).. but this really is incorrect.. the post
office here is OCEAN VIEW.. and Ocean View consists of .. Hawaiian Ocean
View Estates, nicknamed HOVE..all 1 acre parcels.. and Hawaiian Ocean
View Ranchos.. nicknamed RANCHOs all 3 acre parcels.. and Kula Kai.. and
Kahuku. and Kona Garden Estate.. all either 3 acre.. with some 21 acre
parcels... but collectively this pretty significant area is called Ocean
View... In Ocean View there are over 1500 homes.. approximately 70 are
for sale... and to find just these.. they are all mixed up with Naalehu..
12 miles to the South... this is frustrating and misleading for folks
searching in this area...

Realtor.com does the same thing...... when you search there for homes for
sale in OCEAN VIEW... you find when you search under towns... they do list
Hove... but when you ask for any homes in Hove.. .. it tells you 'there are
no homes listed for sale in Hove'......

The only way I can find any Ocean View listed homes is to go into
Naalehu... find one of my listings... click on that ... go to me..
find my inventory of listings... and then it comes up with all my
listings...others.. and ones in Hove... so then you back track... I
have been trying to have this rectified and the map changed.. or even
acknowledged..Realtor.com have given me a tracking number.. but I have not
managed to get through to a real person, that might try to listen and
understand....

Enough... I too, would like to know how many Mac users there are out
calling for help... with webresearch... Aloha Robyn

Now that we've split the REMARKS field into a public and private version,
please stop entering the percent sign at the end of your remarks.

Your listings are appearing on multiple sites, none of which are screening
for the percent sign. So, REMARKS that contain percent signs display IN
THEIR ENTIRETY on the Internet.

Example: "Peaceful setting; shaded by trees fronting gulch
area: steps to golf course.% Tenant lease until 9/30/99; 48
hrs to show."

In this example, the entire remarks is showing - including
the part intended to be private.

Subject: CMA's

Having trouble getting complot informational CMA's from
HIS. Just did one for Kona Acres on HIS and only got 4
sales in last two years. Did under Telnet and got 9 noted
sales. Seems most of the ones missing from HIS CMA are 99
sales although miscellaneous others are also missing.

Anyone else with this problem or am I doing something wrong.

In REsearch, there are two ways to do CMAs:

"MANUALLY"
Request a feature: 3-7-3-46
Request a feature: sold since 1/97
Request a feature: form res [used by MLS customers]
Request a feature: status a,u,s [MLS customers]
Request a feature:
Show: CMA

"AUTOMATIC"
Request a feature: @CMA
Enter Taxkey of Subject Property: 3-7-3-46-143
This is a [REsearch describes the property]
Sold since: 1/1/97
Request a feature:
Show: [CMA]

Of the two methods, most people seem to use the (first) manual method. The
automatic method has the added bonus of further qualifying the search by the
size of the "subject property." So, in the example above, the LIVING AREA
is restricted to properties with LIVING AREA FROM 1496 TO 2024.

Because most users use the manual method, while the subject property may be
1700 sqft, there is no restriction on the living area. So, you are
comparing properties which may be very different from the subject property.

Now, if I haven't completely confused you yet....

In WebREsearch, these two methods also exist.

"AUTOMATIC"
Click the CMA button
In the "Subject Property" window, type 3-7-3-46-143
[WebREsearch describes the property]
Click the two year choice on the right [which searches back to 9/97]
If you click RECAP, you'll see that LIVING AREA is qualified.

"MANUAL"
Click the CMA button
In the date area, type "1/1/97" in the box to the left of "Through"
SKIP the Subject Property area completely
In the bottom section (which may be hidden if your screen resolution is set
very low), enter in the TAXKEY window: 3-7-3-46
MLS users should click RES and A,U,S also.

WebREsearch users tend to use the Automatic method.

What this means is that a typical user will search MORE RESTRICTIVELY in
WebREsearch than they do in REsearch. That would explain any differences
between the two results.

Try going using the same method (manual or automatic) with both REsearch and
WebREsearch, and you'll find that the same properties appear.

The "missing" properties in WebREsearch were the ones much smaller or much
larger than your subject property.

Here's a quick practice "assignment" that will also help to make the MLS
database more accurate and help make more complete CMA reports.

REsearch Users
==============
1. Go into the MLS function
2. Press ENTER to the FORM TYPE prompt
3. Enter "U" in the STATUS prompt
4. Press ENTER to the TAXKEY prompt
5. Press ENTER to the PRICE prompt
6. At the REQUEST A FEATURE prompt, type "OFFICE ID" and press ENTER
7. At the OFFICE ID: prompt, enter your office ID and press ENTER
8. At REQUEST A FEATURE, press ENTER
9. At the SHOW prompt, enter "sales,mls,contract date"
10. When prompted to FIND ALL, enter "F 1" - this will display one listing
at a time
11. At the FIND MORE prompt, press ENTER (repeat until you see the MODIFY
prompt)

As the listings display, check the last TMK sale date. Is it after the
contract date shown? If it is, this escrow probably doesn't exist any
longer and the listing should be updated.

WebREsearch Users
=================
1. Click the "U" check box in the STATUS field
2. Click the FILTER button on the WebREsearch toolbar
3. In the CHOOSE A FIELD box, enter "off" - you should see OFFICE ID become
highlighted
4. Press ENTER
5. In the large box that opens, enter your office ID number
6. Click OK
7. Click HIDE
8. Click CUSTOM and TMK in the format bar (this will make the TMK, MLS and
CUSTOM quadrants totally red)
9. Click on the button to the right of CUSTOM that has three dots on it
10. In the CHOOSE A FIELD box, enter "contr" - you should see CONTRACT DATE
become highlighted
11. Press ENTER
12. Click HIDE
13. Click on SEARCH NOW
14. After reviewing the first 20 listings, be sure to click NEXT PAGE (if
you have more than 20 listings under contract)

As the listings display, check the last TMK sale date. Is it after the
contract date shown? If it is, this escrow probably doesn't exist any
longer and the listing should be updated.
